Tender


This stage is where we create and prepare all the necessary documents for contractors to provide accurate quotes for the job, our submission to building control, and construction. By the end of this stage, we’ll have everything ready to hand over the project to the contractor, ensuring a smooth transition to the building phase.

Key documents and activities during this stage include:


Coordination with the Design Team: We coordinate the detailed design with the Design Team, including the Structural Engineer, MEP Engineer (unless it's a Contractor Design Portion), Landscape Architect, Interior Designer, Party Wall Surveyor, and Approved Inspector.


Detailed Drawings: We produce comprehensive architectural and engineering drawings that cover every detail of the project.


Schedule of Works: We develop a schedule that outlines all the tasks involved in the project. Contractors use this document to prepare their tender returns, helping us compare tenders "like for like."


Specifications: We compile detailed specs for materials, finishes, and systems to ensure everything is clearly defined for tendering and construction.


Discharge Planning Conditions: We prepare an application to discharge any planning conditions.


Building Control Submission: We compile and submit all the required technical information to meet building regulations.


Party Wall Submission: We compile and submit all the required technical information for party wall matters through a Party Wall Surveyor.


Tender Action:

  • We suggest a construction contract suitable for your project and advise on necessary insurances.
  • We invite contractors to tender for the job and then review and compare the tender returns.
    We discuss the tenders with you in a meeting.
  • Afterward, we hold a pre-construction meeting to appoint the chosen contractor, answer their questions, and sign the construction contract.
