CROUCH END LOFT

Project: Loft Conversion, Retrofitting, Partial refurbishment.
Location: Crouch End, London
Year: 2023-2024

This project involved transforming a central Crouch End apartment that originally had two bedrooms, one bathroom, a cozy living area, and a separate kitchen. The property also included a large, underutilized loft space, which had become problematic due to a lack of insulation. In winter, the loft would get very cold, and water leaks were a constant issue.

The client asked us not only to address these problems but also to create a versatile, light-filled space to enhance the home’s functionality. We saw this as an opportunity to unlock the loft's full potential by designing a multi-use space that would bring in natural light and seamlessly connect to the existing stairwell.

For the design, we embraced the property’s character by exposing the original brickwork, giving it a bold industrial look. This was further complemented by the installation of industrial-style radiators, adding both functionality and aesthetic appeal. What had once been an overlooked space became a stunning feature of the apartment.

We also maximized the apartment's functionality by incorporating clever eave storage, keeping the space organized without sacrificing design. In one of the bedrooms, we raised the ceiling to follow the roof's pitch, which opened up the room and created an en-suite bathroom.

Energy efficiency was a priority, and we implemented various retrofitting measures, including insulation, to keep the property warmer in winter and eliminate the water leakage issue. This not only made the home more comfortable but also reduced long-term energy costs.

One of the standout features was the creation of a double-height space that provided sweeping views of the entire apartment, giving the home a more open and connected feel.

The client was thrilled with the transformation, and after the refurbishment, the property’s value significantly increased, covering the entire cost of the works and generating an additional profit equal to the investment, making the project both visually stunning and financially rewarding. This renovation showcases how thoughtful design can transform an outdated property into a modern, energy-efficient home, while also substantially increasing its value.
