Our client approached us with a triplex apartment in a derelict state, seeking to convert it into two self-contained flats suitable for the rental market. The brief was clear: keep costs under control while ensuring the development would attract potential renters. This balance of budget and appeal became the guiding principle for the project.


The first step was securing planning approval, which we achieved on the first application. Once underway, we focused on maximizing the impact of every pound spent. A clean, neutral color palette was chosen to create a fresh, modern look that would appeal to a broad range of potential tenants. We preserved some of the property’s original features, striking the perfect balance between character and contemporary living. The finishes were selected to be durable yet stylish, allowing future tenants to add their own personal touches.


Maximizing light and ventilation was a top priority. We introduced double-glazed windows, which not only flood the flats with natural light but also ensure energy efficiency. This upgrade, along with a thorough retrofit, significantly boosted the property’s EPC rating, an essential consideration for the rental market.


The layout of the flats was designed with versatility in mind, offering comfortable living spaces that can be adapted to different lifestyles. Each flat feels bright, spacious, and inviting—key factors that renters look for when choosing a home.
